Insurance Policies

ALTA 92 Owner's Policy.
Basic policy which provides certain coverage as of a certain date, and specified amount.  It insures the interest in the property and discloses additional interests which are held in the property (such as mortgages, liens, and judgments).  Covenants, conditions, restrictions and mandatory community associations which are recorded are disclosed.  Recorded right-of-ways, easements, and set-back lines are disclosed.  Survey protection is not afforded on an ALTA 92 Owner's Policy without the production of a current Mortgage Location Report.
Basic Coverage Includes
  • Another party's ownership interest in your title
  • Another party having the right to affect your title arising out of leases, contracts or options.
  • Another party claiming to have rights affecting your title arising out of forgery or impersonation.
  • Another party having an easement on your land.
  • Another party having a right to limit your use of the land.
  • A defective title.
ALTA 98 Homeowner's Policy.
Advanced policy with extended coverage for greater protection.  Traditionally, title insurance only covered matters that occurred before the policy date.  For the first time ever, the ALTA Homeowner's Policy protects insured's from certain covered risks arising before and after the policy date.
